Entering into the Airbnb short-term rental business poses unique challenges that don’t usually crop up in other businesses. One of the biggest obstacles most new hosts starting out and wanting to list several properties on Airbnb is having to convince property owners to allow them to sublet.

With some preparation and planning, you will be able to build a relationship with a landlord who won’t only want to rent out one property to you, but many properties! Here are just a few tips for those preparing pitches to convince landlords to lease you their properties so that you can start an Airbnb home

It’s important to have contacts in the real estate world so that you are appraised of which buildings in your preferred area are without tenants for months at end, Owners of such properties would be desperate to rent it out so they are more likely to be okay with you subletting it to Airbnb guests. 

In addition to this, keep an eye on rental property websites. Many will have some properties listed that haven’t found tenants for two months or more. Swoop in! 


List out advantages 

 

Most property owners are going to be dicey about letting strangers into their properties on a regular basis. Tell them that you will apply for insurance, apart from the one that Airbnb provides, and that you will be responsible for the property’s upkeep. The home’s security and safety is also on you. 

This is a huge plus for the owner because he or she won’t have to worry about anything. Since you will want to offer guests the best experience, you will ensure that the entire place is spruced up as soon as one party checks out of the Airbnb home.

Also, the owner won’t have to spend on furnishing the house as you will take care of the same. If he or she wishes to sell the house at any point in time, then that’s not going to be a headache because it will always be in pristine condition; ready for open houses!


Once they agree to let you in, pay on time every month and focus on building trust. If the property owner is happy with you, then he or she might consider renting out properties especially to you each time he or she buys a new one. 

Remember, every homeowner is different and you will have to plan a different approach for each. At the end of the day, the key to easing up to them is sensitivity. Try to understand their concerns and even if many of them close their doors on your face, don’t give up!
